While their backgrounds span investing, residential and commercial real estate, and property management, each member of Next Chapter’s leadership team has two things in common: an understanding of residents’ needs, and a belief in the importance of building a business that makes people happy.
Tim Chapman
Co-Founder
An entrepreneur from a young age, Tim Chapman attained his Series 7 General Securities license while still in college. He opened his own office at age 21 and eventually grew his company, Stadion Money Management, to more than $6 billion in assets, before completing a successful sale of Stadion to private-equity firm, TA Associates, in 2011. At Stadion, Tim pioneered the use of managed accounts inside 401(k) plans, leading to national industry recognition including being named Advisor of the Year by Defined Contribution News in 2004, and being featured on the cover of Investment Advisor Magazine.
In 2014, Wayne Millar pitched the idea of building a “horizontal apartment” community – a neighborhood of single-family dwellings in a highly amenitized multi-family setting. It was a concept so new that banks wouldn’t consider construction financing. Undeterred, Tim and Wayne forged ahead and started building their first project, Sweetwater Commons, out-of-pocket. The neighborhood was a resounding success and Next Chapter Neighborhoods was born.
During Tim’s 30+ years in the investment business he gained an in-depth understanding of how Americans of all ages, from Millennials to Baby Boomers, think about meeting and managing their basic needs. He brings that insight to his current role, where he focuses on creating attractive investment opportunities for investors who join with Next Chapter in its mission to build great neighborhoods for great neighbors.
Wayne Millar
Co-Founder
For more than three decades, Wayne Millar has developed thriving golf and amenity-centered real estate projects throughout the United States and Europe, including several TPC projects for the PGA Tour.
One of Wayne’s most notable and more recent projects is Riverwood Plantation, a 2,800 acre mixed-use master planned development in Augusta, Georgia. The golf course there, Champions Retreat, is the co-host of the Augusta National Women’s Amateur tournament, held prior to The Masters each April. In addition to Riverwood Plantation, Wayne has been a leader in the effort to revitalize downtown Augusta by redeveloping historic King Mill and Sibley Mill into upscale apartment communities.
Not content to just build “shelter”, Wayne has a deep understanding of how people live and interact, and at Next Chapter, he combines his unique insight and considerable experience to create real neighborhoods that are genuinely enjoyed by the neighbors who live there.
